Life gets busy and sometime the “to do” list never becomes the “have done” list. We’d be willing to bet the farm that many of you have one or more home repairs on your to do list. Sometimes home repairs can be put on the back burner for a little while when life gets in the way. But there are a few areas of home repair that need to be addressed right away. If left unchecked, some of these repairs can rack up a much larger price tag!

ROOF LEAK

There is an argument to be made for stating that your roof is the most important element of your home. You need a secure and sturdy roof to keep you, your family, and your possessions safe and dry. A damaged roof can lead to damage in all areas of your house. The goal is to find leaks before the entire roof goes bad or the water starts seeping into your ceiling and walls. Cracked, curled, or missing shingles are an obvious indicator that you have a problem. Another way to spot leaks is to make a trip up into the attic on a rainy day. Also, debris on a roof can cause some pretty significant problems to your roofing system if not removed promptly. Roof debris can lead to leaks, roof rot, and can even be a fire hazard. Don’t delay on removing these items.

FOUNDATION PROBLEMS

Without a proper foundation, a variety of structural issues can plague a home that could end up being very costly to repair. Foundation problems can plague any home, new or old. Telltale signs of foundation problems are cracks in the exterior, sloping floors, bulging walls, floor cracks, and doors and windows that do not open or latch properly.

MOLD and MILDEW

If you don’t take care of moisture, it will very soon grow into a much larger problem. That problem is mold. If you know you have had a water leak, you need be vigilant about keeping watch for signs of mold. Damp or wet building materials or furnishings that are not cleaned and dried within 24 to 48 hours are prone to mold growth. Visible mold growth or mold odor can also be a sign that there is a much larger mold colony growing hidden away from view. The EPA recommends contacting a specialist if mold covers a surface greater than 10 square feet.
